Newer / new construction often well over a million (Terra View, Milestone Farm, Torrente/Toll, Carrara Estates, Dry Creek Ranch, Hidden Springs, Cartwright Ranch, Avimor, Valnova). Older Eagle pockets can be lower but expect remodel. West Ada schools.
IMPORTANT: Eagle address premium is real. Production builders can still price into seven figures here because of the zip — do not assume production” means “affordable” once you're shopping Eagle lots.
