Driving Tour of Star, Idaho: Pros, Cons, Amenities, Builders, and What to Expect

Introduction & Overview
If you're thinking about moving to the Boise, Idaho area and Star Idaho is on your list, in today's video, I'm gonna be taking you on a little driving tour of the entire Star suburb of Boise. Star is a new hotspot as a suburb here in the Boise, Idaho area. A lot of my clients that are moving here are moving to Star. In a day's video, we're exploring why that is, but also a couple of big things that are kind of a deterrent and maybe keeping people away from moving to star or maybe once they move further they decide to move out. So we'll be covering those later on in this video but as I mentioned in this video we're going to be driving just like we are right now through the city of star this little town we're going to be talking about the pros and cons of star Idaho everything you need to know we're going to be checking out some really cool amenities here in star in fact right now we're driving to Freedom Park that we'll be checking out here in just a couple of of minutes. It's a really cool new pond and park that went in. That's great for families and great for summertime here in Star Idaho as well as some of the other parks that are around here and some really cool things to do especially on 4th of July and again like the nature that they've got here in Star Idaho. In fact right now we're crossing over the Boise River and we just crossed over the Boise River, that is a really popular feature of Star Idaho and why people like to be in this area is because of the river. Another big feature is the foothills and it's tucked right up against the foothills. So depending on where you are in Star, you might be actually in the foothills themselves, just a couple of minutes from them, maybe tucked up against them, or maybe five minutes the most from the foothills, which is a huge feature of Idaho and the Treasure Valley in particular. People really like being near the foothills.
Freedom Park & Nearby Amenities
All right, so we are here at Star Freedom Park. This is an absolutely amazing new park that just went in this year in 2025 and working on it for quite a while. They've got a Heron Estates over here, so if you want homes that are actually built right on the water with your own private dock and your own sandy beach, this might be the place for you. But what's really cool about Freedom Park is it does have public access for beaches. Here's little sandy beaches, so you don't have to have a house right on the water. You can come here. It does get busy on the weekends, but as you can see in the video, there's places to jump off the docks. There's a little ladder that you can climb up, and people jump off that. There's monkey bars, and just a great place to spend the day. There's also a Frisbee golf course off to the side here. So this is some just really great amenities that they've put into Star, and there's just things like this that are going to continue to be going in into the star area and it's just going to make it that much more desirable to live here in star Idaho.
Star Road, Location, and Growth
All right, so that was Freedom Park and now we're driving down Star Road. This is the main drive into Star if you're coming up from the south part of Treasure Valley. As I'm going to talk a little bit more about this road and some things you need to know about it later in this video, it's really important to know. And so we're just going to cruise through through here, and I'm gonna just talk to you a little bit more about Star, kind of where it's at in relation to everything here in the Treasure Valley. So, you know, the city of Boise has about 275 ,000 people in the city. You know, people moving here from out of town, especially if you're coming from California, then maybe you're tired of that big city life, and you're looking for a smaller suburb. And that's why a lot of people are considering Star. Star has about 20 ,000 people in it right now. It's grown quite a bit over the past few years. Just about three years ago had about 15 ,000 people. I think it's around 18, 19 ,000 people at the time right now and still rapidly growing. There's a lot of construction going on here. And that's why it is really desirable because there's just a lot of brand new homes available here in Star. So if you're looking for something brand new, then this gives you some fantastic options. Not as much resell opportunities because, you know, they're just not as many resale homes to choose from mostly new construction, but there are some resale homes. Star is located about 20 minutes from downtown Boise if you don't hit any traffic and we're going to talk a little bit more about the traffic here later in the video and what to expect there.
Main Intersection: State Street (Highway 44) & Star Road
Now as we're sitting here in the main, this is the main intersection of Star. We're sitting here on Star Road and Highway 44 which is also called State Street. So It runs from Middleton, actually from I -84, which you'll see on the map will pull up, and that runs all the way through here into Star, into Eagle, and then down into the city of Boise itself. So, again, this is the main intersection here, and we're gonna be turning right onto Star. So if you're following me on a map, you can see exactly where we're at. And this is, like I said, kind of the cool, like little core downtown part of Star. You're gonna see a lot. There's some older restaurants, shopping that's in here, and then there's also some newer shopping as well that we'll point out as we're cruising through here.
Local Landmarks: Star Merc and Downtown Core
So on the left hand side, there's the Star Merc. So that's kind of an institution here in Star. Everyone talks about it. Everyone loves it. It's been here for a very long time. Supposedly it's been here since Oregon Trail days. I don't know if That's 100 % accurate and up. It's been here for a very long time. So definitely go in and support them if you do end up moving here to start. And like I said, this is kind of the main drag. So what's cool about this drag right here, this is again, we're on State Street, heading East into towards Boise right now, but there's a huge Fourth of July parade that is done here every single year. We love coming to this parade and they closed down and they've got, you know, all kinds of organizations and businesses and groups that put together a parade float and cruise theater here and there's firefighters and police to come through. And it's just really fun community event right here and start to do every year. And that's something that people really love about STAR is just how family oriented STAR Idaho is. Now, there's a whole mix of folks that are in here. You've got retirees, you've got families. Those are probably your two main demographics that tend to be here in Star and certainly a lot of families. Just a very, very family oriented community.
Traffic Reality on State Street (Highway 44)
Now we're hitting some traffic here on State Street. And so that's probably a good time to go ahead and talk a little bit about what to expect in Star. So this is one of the things about Star that you're gonna find is there is a growing traffic problem because of all the rapid growth that's occurred over the years here in Star. Now right now it's just because there's a guy poking his nose through trying to get to the other side of the road. It's a two lane road. It's hard to get across. So that's just holding up the traffic primarily right now. But because it's rapid growth, there's only a couple of ways in and out of star right now. And it's the star road that we were on just a couple of minutes ago. And then it's state, which is heading towards Boise. So star road again is coming from the south. So during rush hour in the morning and the afternoon, traffic does tend to build up on Star Road quite a bit. And then also you've got some people coming from Middleton that are coming through Star. Middleton isn't that big. It's only about 10 ,000 people. You know, a lot of people work from home, that kind of thing. But there's still people coming through here. And so that's going to back up State Street. Of course, you got folks that live here in Star that are commuting possibly into Eagle, into Boise, into Meridian. So these are the two main roads. So that's one of the main drawbacks right now of Star that people are really concerned about is what is that going to look like over the years as we continue fairly rapid growth with not really the infrastructure to keep up with all that.
“Toontown,” Restaurants, and Newer Spots
Now I'm going to pause talking about traffic for a second and over on the left hand side we've got what they call Toontown and so there's just as you can see it's kind of this old kind of western themed buildings here and a lot of little shops and restaurants in here there's one place here called Sea Salt which is an ice cream place that's absolutely amazing folks really love going there. And we just passed on the right, which we'll show you in the B roll here of a couple of great restaurants here. You've got proof that has cocktails, pizza, some Mexican food, and then also the tap room, which serves kind of American pub style food, beer and wine. And so those are a couple of the new places that have been going in here, in particular just nicer restaurants coming into star. That's kind of the big knock on Star and Middleton is that there just hasn't been a whole lot of great restaurants in the area to go to. There's a lot of great options over in Eagle so that Star is finally starting to get some of those options so you don't have to leave Star to go out to eat and enjoy a nice meal or a drink instead of having to go to Eagle. Now it's always nice to go into Eagle as well and you're not that far from Eagle. We're only about 10 minutes, 15 minutes or so from Eagle depending on where you're looking to go in Eagle.
Highway 16 and Future Traffic Relief
Okay, now back to the traffic concerns. So as I was saying, you know, growing a city for quite rapidly, lots of new construction doesn't quite have the infrastructure in place. However, there is Highway 16 that's going into place. And once that's completed, that really is going to help alleviate traffic, particularly on Star Road. Highway 16 is going to connect from Interstate 84 and it's going to go all the way up into Emmett and it's just taking a long time to build a talking with a friend of mine he actually works for the Idaho Department of Transportation. He was saying probably by the end of 2026 I think it should be completely in place finally and but there's just a lot of canals that they have to cross so there's roads they have to cut through build bridges canals you got to cross build bridges some railroad tracks so it takes a really long time to connect that and building it for several years now but once that connects through, that's going to take a lot of that traffic off of Star and put it on the Highway 16. It's going to flow more like a normal highway all the way again from Interstate 84 up into Emma. So that's going to help a lot with Star Road. We'll see what happens with State Street. They are working on some expansion, but there's not a whole lot. So there's no way to really avoid going down to a two -lane road in the center of Star. Like I showed you, we were at Star and State Street at that main intersection with the traffic light. So that just kind of slows everything down. So that's one drawback to STAR that you got to think about. So maybe look at, if you're moving here, where exactly are you gonna be located? It might be better to be located closer to Highway 16. There's a number of subdivisions that aren't too far from that. So you can get pretty quick access to Highway 16. And then you can kind of avoid any of the traffic issues cutting through STAR. But if you're on the west side of star, so west of star road and you have to head east for some reason, you may end up hitting traffic on State Street. However, if you can kind of stay north and take the back roads to get to Highway 16 and then over to state to kind of pass all that, then you'll be in better shape.

Daytime Flow, Growth, and Country Feel
As you can see, still lots of country out here. Yes, lots of building going on, but still a lot of room for growth for sure. And as you can see, like during the day, this road flows really, really well. It's only when you get right into the center of town where things kind of back up a little bit. Now I mentioned at the beginning of the video, there was a couple of things you need to know about with Star and I'd mentioned the traffic. So traffic certainly was a big concern. The other thing is affordability. I mentioned earlier about the price points, you might have heard like, it's really hard to buy anything under 500 ,000. You can buy a little bit, but if you try to get under 400 ,000, it's virtually impossible. And there's a few affordable builders here. You've got CBH, they're still building pretty regularly and there was Hayden, there was Hubble, but they're pretty much done building here as far as I know, minus CBH. So as far as affordability, you don't have a lot of affordable options. You're pretty much looking to spend at least $600 ,000 on up here in Star. And that's because the land value is getting so expensive. For a while, people were like, oh, if you know, meridian was kind of expensive, you could go to Star. But now Star is on par with meridian or even more expensive in some cases. So that's the potential downside to Star. So if you're looking for things to be more affordable, small town vibe in Star, it's gonna be a lot harder to find, unfortunately, now and start and probably going forward. I think there's still a window of time for some affordability probably next year or two. Like I mentioned there's homes you can still buy for around 500 ,000 but those are going to be smaller homes like the Tollbrothers homes I said you could buy for around 500 ,000 those are going to be like 1500 square foot homes. If you're looking for a home for you know family we've got two three four kids you probably need a bigger home at least 2 ,000 square feet maybe 2 ,500 square feet or more, and you're really looking at probably more like, like I said, $700 ,000 on up. So that's definitely going to be the main issue here in Star, is this that ongoing affordability? You still got time over the next year or two to get in before things get too crazy expensive.
Eastern Edge, Builders, and Communities
All right, so now we're heading up Highway 16, heading north. This is the eastern edge of Star. On the right -hand side, we've got Eagle. On the left -hand side, we've got Star. Now, on the right -hand side, there's a number of new subdivisions going on. You know, people ask about Eagle. Where's the building going? That's happening pretty much out here on the western edge of Eagle and what would be kind of the eastern edge of Star where they meet right in the middle. Over on the right hand side coming up, there is a Lenard community. These are some single -family homes. These are going to be definitely more affordable, but a lot of twin homes. So they kind of two homes can join together with a shared wall. And then over on the left hand side is one of the Tollbrothers communities. This is actually a 55 plus community. This is called Regency at Milestone Ranch. So if you're looking for a kind of a minor upscale luxury 55 plus community, you've got a great Tollbrothers community there for you. There's also a Richmond American community back here called Iron Mountain Vista. I've got a client moving in there right now and we're going to be heading up here and then swinging in through to take a look at one of the communities of Toll Brothers called Crested Del Sol. A number of clients have moved here. It's very popular. They're getting close to being built out and we'll see if they open up another community in Star. They do have a couple communities like Aliso Creek, Air Loom Ridge. Nothing brand new starting up. They got a couple new ones going in Eagle. We'll take a look out on future videos. We'll pop in here real quick, talk with the sales rep so you can see a little bit of what the Toll Brothers product looks like and then as we continue through the video today, we're going to take a look at a couple other builders that you may find interesting. Just so you can see the mix of what type of homes are available here in Star. Now, and that's something that's really interesting about Star is that I basically say that Star is the next eagle, and Middleton's the next star. That's kind of where the growth is going. This is where home prices are starting to get elevated in these communities. Eagle, by far, is the highest price point overall in the valley here, about a million dollars. And however, Star is more affordable. It's more about $750 ,000 or so for the median price point. Middleton is a similar amount, a little bit less just under Star. But again, as I mentioned earlier, the types of amenities that are going in and both Star and Middleton, all that growth is happening. So I think Star is a really good value play if you're looking for long -term growth and appreciation, be able to get something a bit more affordable compared to Eagle. So you can get in a lower price point, get a home that's probably similar to what you can get in Eagle for a couple hundred thousand dollars less compared to what you would buy that home in Eagle.
Beacon Light, River Birch Golf Course, and Toll Brothers (Crested Del Sol)
So now we're turning on the beacon light road just turned left. So now we're heading west on beacon light and we're coming across the golf course here in Stars. This is River Birch golf course. So if you enjoy golfing then this is a great opportunity for you to live relatively near to a golf course. There's even homes on the golf course that you could purchase as well. There's a public driving range that you'll see just here in a moment as we come up on it. So you'll see folks come in here. You got to be careful because people are looking to cross traffic here of course. I actually saw an accident here the other day because Some kid wasn't paying attention just shot out at the road right up here and just nailed a car So you always got to be careful This guy's trying to go to but all right. We're good got through it So, you know, you got these little two -lane country roads back here But coming up here is the toll brothers across the Del Sol community So we're getting we're gonna pop in here real quick and take a look at one of the model homes Just get a quick overview of toll brothers and what it has to offer. Again, they build several communities here in Star. They've got Crestedal Soul, Alisa Creek, Aerlium Ridge, and then the Regency at Milestone Ranch, the 55+. They had another one called Kalina Vista, which is pretty much sold out at the time of the recording of this video. All right, so we're here at Toll Brothers, Crestedal Soul here in Star. We just drove in, so we're gonna go in and say hi to one of the sales reps here and just get a quick walkthrough of one of the model homes, get a little overview of Toll Brothers. So let's go ahead and head inside.
Inside the Model (Conversation with Sales Rep)
Hey Payton, how's it going? Good. Good to see you again. How's life? Crazy as ever. Awesome. Well, hey, we're just in the neighborhood and want to stop by and get a quick tour of one of the model homes here and just a little overview of what Toll Brothers offers and what makes totally unique so can we go ahead and do a quick walkthrough all right awesome let's go got a lot of people coming through yeah It's around 3 ,100 square feet and this is our best seller. It has a balcony music story. Okay, very cool. Yeah, balcony is definitely worth checking out. I love the wood paneling on the ceilings. That's kind of cool. Now that's something that probably couldn't normally get in a tour brother's house, is that right? Yeah, you can definitely do that after the fact. It's not necessarily an option that we all Yeah. But it does look super cool. Yeah, it looks cool. Yeah. Very cool. And then we started doing these dining options in a lot of our four plans. We're getting great feedback about them. This kind of helps break up the space from the kitchen, great room, and then dining. Okay. Yeah. So standard in these homes is at nine foot ceilings, 10 foot ceilings. - Okay, eight foot doors, awesome. And these are definitely more like modern layout styles. We're like open kitchen floor plans, like you were saying, flows right in the dining room, into the living room. Yeah, and so this is really beautiful with like quartz countertops, single basin sinks. We've got stainless steel appliances in here. Now some of these are upgrades, right? - Yes, they are. - Okay. - Yeah, we have a list of everything that comes in, included with the house that we hanged out to prospects. - Okay. - There are quite a bit of upgrades in the models for the most part. - Gotcha, okay. Well, let's, maybe we can take a look at the balcony area. - Yeah, definitely. - Okay. - Yeah, it's just like those two interiors. - Awesome. Cool, so this is like a whole like game room loft area. - Loft area. - Nice. - Yeah, and we have a whole full bedroom up up here along the full bath. So this is super awesome, kind of a little hideaway in the second level. Cool, let's check out the balcony. Yeah, so balconies are pretty rare right in most homes, so Okay, only home has a balcony she saw yeah, yeah, I don't see it too often with most builders, so it's pretty neat This is the Ashford floor plans that right? Okay Very cool. We have a lot of blocks in our new phases that you can put this in the right spot you're getting a great view of Mountains and Honestly, the whole treasure room. - Awesome, very cool. And how many phases do you have left here? - We are in our final phase. - Okay. - So we are in a fifth phase. - Fifth phase, all right. - We have, I think it's like 13 laps. - Okay, 13 laps though, all right. So if you're watching this video, and that means there's only a few lots left for you to jump in on and get a home here in Crested El Sol.
East on Beacon Light: Recent and Near-Sellout Communities
We're now driving east on Beacon Light. We just left the Tollbrothers Crested El Sol community. And there's a lot of new construction that's happening off here on Beacon Life. There's some communities that have recently been completed. We're just passing a Hubble Homes community. They just finished selling out there. So eventually there'll be some resell options in here. Also further down to the right that we just passed is a Hayden home community, Trident Ridge. That community is nearly sold out as well. And so this is the whole Greendell Grove community we're driving by right now. And then as we continue up here, we'll see briefly on the left hand side, some Hubble homes that were built in here, and then also just beyond it is a CBH community. So CBH actually is definitely the most affordable builder here in the entire Valley and in Star. If you're looking for the most affordable homes, then CBH is gonna be your best option for you. They have homes starting right now, I believe like mid 400 ,000s or so in Star. Hubble, like I said, they're sold out now that you've got Richmond, America. So you've got homes from Richmond, American that are, I just sold a Richmond, American home in Hope Springs, which is a community we're passing right now. It was just under 500 ,000 and it sold out that community in Hope Springs, last home for sale there. That was $480 ,000. So it's really hard to find anything under 500 ,000 but CBH has HSM options. Tollbrothers actually with some of their models, you can get close to 500. Very, very high fours or low 500s. Again, Richmond American can be kind of 500s. But like I said, the median price around star is 750 ,000. So kind of plan to expect most likely for most of the homes you may be looking at to really be budgeting at least 600 to 800 ,000. That's going to get you a pretty good swath of homes, but there definitely are homes that are going to be a million dollars plus.
Higher-End Options, Open Country, and Foothills Access
Over on the left hand side is I think it's called the lakes at Pristine Springs and there's homes built in here by multiple different builders but Trasidio being one of them. They're all sold out now but they have Argye garages in there and then over here on the right hand side is called Haven. This is built by Woodbridge Pacific Group. They're out of California so they're newer to the valley but I'm pretty impressed with their building quality and the architecture and interior design features of their homes and but most of those homes are going to be really starting a million dollars plus those are really large homes three thousand four thousand square feet on up but as you can see as we're just driving here through star all this open country that still exists and you know that's I think some of the concern that people have is like oh no stars gonna be built up so rapidly if you take a look over here on the right hand side So, that right there is leading you right up into the foothills. You pop up that hill and it's just rolling foothills from there. And again, that's just what makes Star super unique is having, it still feels like the country. You've got cows everywhere, goats, some sheep, horse chickens. So if you're looking for property that has more acreage to it, you can get that in Star. Or if you're looking for subdivision homes, kind of like what we're looking at right now with these larger production builders, you've got options all the way in between. There's, you can buy five acres in Homestead here. So just a lot of options depending on what you're looking for and still maintain that country feel. So again, we're continuing down Beacon Light. This is actually turned into Foothill Road. It's a really beautiful road to drive on because you're just slightly elevated and you can have these really awesome views looking out towards the south. As you can see as we're driving along here.
Toward the Western Edge and County Line
All right, now we're going to be turning left. So heading south on Blesinger Road. Now we're getting towards the western edge of Star, getting towards Middleton. We're not quite towards Middleton yet, but getting there. And we're actually in Canyon County. That's something unique about Star is it's split between Ada County and Canyon County. We passed over a road called Can -Ada, so Canyon County, Ada County Road, and that's the dividing line. And so you may think that you're moving into Ada County if you're moving to Starb, you could very well be in Canyon County.
Boise Hunter Homes: River Park Estates (Builder Relationships)
Next up, we're heading towards Boise Hunter Homes, River Park Estates, brand new communities being built. Again, by Boise Hunter, lots of ponds, there's an equestrian center there, of course a pool and clubhouse. And what's kind of cool about this is I really maintain really good relationships with the builders to help you get the best deal for you when you're moving in and actually I got a call from the builder rep because I have a listing for sale actually in River Park Estates and she's like hey I think I got a buyer for you so we're actually going there to meet with a building rep and potentially with a buyer for the listing that I've got for
Inside the Boise Hunter “Table Rock” Model (Quick Walkthrough)
All right, so we're outside of a Boise Hunter home. This is called the Table Rock model. The builder rep is super busy right now, so we weren't able to get a personal shelling with her, but I've shown tons of these homes, so I'm gonna walk you through real quickly, won't go through the entire house, but just wanna give you an idea of the type of quality and the type of finishes that Boise Hunter home has to offer. Right now, they're actually running a $50 ,000 promo right now to help save on that hole and help you save on that interest rate. There's a plane flying over right now. I don't know if that's picking up a little bit loud, but that's be out on a joy ride. But as you can see, this is just an absolutely gorgeous home. You've got 10 foot ceilings, but then they step right up into basically two story ceilings here. And they have engineered wood floors throughout the home, fireplace with some beautiful stone. And Boise Hunter Homes just does a really fantastic job of their designs and their layouts and their interior finishes. Just really great finish selections as you can see with they've got the mudroom over here the mudbench coming in off of the garage and then they've got the laundry facility right there as you come in off the garage as well. Now over in the kitchen we've got they've got beautiful quartz countertops and they've got multi -tones going on here with the cabin. So there's one, two, three different tones with the cabin. It's got the driftwood finish. Then you have kind of a gray finish for the uppers. And then the island is actually kind of a black finish as well with that white quartz. And you have Bosch stainless steel appliances, double ovens, microwave, range hood. And what's really nice is it actually has a really large dining room nook. So what can happen is the nooks can just be a little bit too small and then you can't quite get a very large table in here So while we're in here, we're gonna go ahead and check out the two -story home It's just really impressive to have a two -story ceiling like this I think it's just awesome with banister the open railing banister It just makes for a really beautiful impressive magnificent home while we're down here We're gonna take a peek outside real fast into the backyard and with Park of States. This is kind of the big selling point with River Park is the pond all throughout the community here. There are quite a few ponds located in here. Most of them are stocked with fish, more catching release style, but this can be your view every single day. If you live in this community here, each home has its own little private beach as well, so you can walk right down to the pond and enjoy beautiful weather that we have here in Idaho. All right, let's go ahead and head inside. We're just going to check out the primary bedroom really quickly and then we're going to keep moving on to keep showing you the city of star. So this is the primary bathroom here. So you've got separate dual vanities as well as kind of like a makeup area as well. It has a standalone tub which is a really nice feature that a lot of people are looking for is to have that free standing tub. And then it has a lock -in shower that's all fully tiled and no, no glass on it. So you don't have to be cleaning glass, which is really nice. And then of course has the master closet here, which is a nice size master, quite large. That's the big thing about Idaho homes you're going to find is that the closets usually are quite large. So that's the biggest surprise I feel like with my clients coming from California is that they're just shocked at how large the closets are here. And then here's the master bedroom, really nice size master or primary bedroom. This one is roughly 18 by 18 feet. So quite a lot of room for a king size bed, your dressers, nightstands, and it also has a door that leaves right outside to your to your backyard as well.
Community Amenities: Pool, Clubhouse, Equestrian, and River Access
All right, so that was a quick tour of one of the homes that Boise Hunter Homes has to offer here in River Park Estates. And over to the left, we've got the pool area and clubhouse. And then down this dirt road is the equestrian center and the river access. So we're gonna cruise down here a little off -roading to get to it. So welcome to Star Idaho, even with luxury homes, you're to do some off -roading to get to some of the amenities here. So I'm gonna jump out and do the code real quick to get in. So this is an example of the river access that River Park Estates has to offer. That's why a lot of people love moving here. There are homes you can find that have river access as well, but as far as a whole entire community that has river access, it's a pretty unique feature. And again, that's just a reason that people love moving to star is for amenities like the river, access to the foothills, like when you're just encrusted on a sole, you had quick access to the foothills, different things like that.
