If you're looking for the top luxury new construction community in Eagle, Idaho — and arguably the top luxury suburb of Boise — Terraview is the place I'm sending clients right now. I recently toured three homes in this community, ranging from a $1.875 million single-level parade home all the way up to a $3.7 million estate with its own private beach and four-level deck. I want to walk you through what's actually in this community, what these homes look like inside, and the specific things you need to know before you buy here — lot premiums, builder selection, water lots versus non-water lots, and why prices in this community are only going one direction from here.

This first home is a three-bed, three-and-a-half-bath single-level home at 3,100 square feet on a non-water lot — and it's a great entry point into understanding what this community delivers even at its "lower" price tier. You enter through black iron doors with clear glass into a foyer with an office to the left, complete with the same iron-and-glass doors and custom built-ins. The living room has vaulted ceilings with wood beams and a tiled fireplace surround running floor to ceiling with custom built-ins on either side — the kind of room that feels much larger than its actual footprint thanks to the ceiling height.
The kitchen is rift-sawn oak cabinetry with quartz countertops, a porcelain farmhouse sink, and Thermador appliances — Thermador runs a step below Wolf in price while still delivering a genuinely high-end kitchen. There's a butler's pantry with a wine fridge and built-in microwave, plus a separate open-shelving pantry. The dining nook fits a nine-by-ten-foot table comfortably. Out back, the patio is southeast-facing — morning sun, afternoon shade, which matters more than you'd think during an Idaho summer — with a wood-burning fireplace and a dry riverbed feature running through the yard. This particular lot backs to a 12-acre park still being developed, so there are no rear neighbors and unobstructed mountain views.
This home was built by J. Edwards, the custom division of Brighton Homes — one of the largest builders in the Treasure Valley. This is the most elegant home in the tour, built by Biltmore — over 6,000 square feet, five bedrooms, six bathrooms, and a design language that leans almost colonial New England in its formality. Copper rain gutters that will patina beautifully over time. Engineered hardwood throughout, extensive trim and crown molding, a spiral staircase, and a great room with coffered ceilings that step from nine feet up to ten feet in the kitchen and dining area. The fireplace has a black-and-white marble hearth and mantle, flanked by custom built-ins and arched doorways.
The kitchen has dual islands, soft-close drawers throughout, a Bertazzoni range — a high-end Italian brand — and what might be the largest butler's pantry built in this state. It even has a built-in dog water filler. The back patio is set up for serious entertaining: motorized shades on multiple sides that fully enclose the space for shade and bug control, a putting green, a gas fireplace, and a private beach area, because this particular home sits on one of Terraview's water lots. Upstairs there's a media room as large as the downstairs living room with its own dry bar and patio access, plus four additional bedrooms — including a genuinely unique kids' bunk room with six beds, a step-stool community wash basin, and its own bathroom built for sleepover chaos.

This is the home that makes the case for this community better than anything I could write. A 2026 parade home, four bedrooms, four-and-a-half baths, over 4,000 square feet with a two-car garage plus a separate RV garage exceeding 1,100 square feet on its own. The kitchen has a waterfall-edge quartz island with mitered edges for a full two-inch profile look, a full quartz backsplash behind the range, a pot filler, Wolf appliances, and a Sub-Zero refrigerator with a built-in food preservation feature genuinely capable of keeping produce fresh for two to three months.
The great room steps from a 10-foot ceiling in the kitchen up to 13 feet, with a full-height stone fireplace surround and — this is a detail I haven't seen executed quite this way before — a poured concrete hearth. The primary bedroom has tray ceilings with coffered wood panels, and the primary bathroom includes a poured concrete soaking tub, full-height stone backsplash, champagne gold fixtures, and a shower large enough to function as its own room, with three shower heads.
The back patio is where this home separates itself completely. Terraview is, by design, meant to take everything that worked about Legacy and elevate it further, with an even greater emphasis on true waterfront living. The community sits on roughly 500 acres at the northeast corner of Beacon Light Road and Highway 16, and features 21 lakes throughout — meaning the overwhelming majority of homesites have some form of direct water access or water view.
One detail that doesn't show up in renderings or drone footage but matters enormously to how a community actually feels: the trees here are already 20 to 30 feet tall. That's not normal for new construction — most new communities take 15 to 20 years to develop real tree maturity, and in the meantime you're looking at thin, recently-planted saplings. Terraview's landscaping budget brought in hundreds of mature trees at significant cost, which means the community already feels established rather than freshly bulldozed. Downtown Eagle is about 12 minutes away, where State Street has been fully redeveloped with strong restaurants, a notable local brewery, and Old State Saloon. Highway 55 is roughly 10 minutes out, giving quick access north to Cascade and McCall for weekend trips.
